Question 1

How much salary is needed to buy my first home or upgrade to a condo in Singapore?

Accepted Answer

The required salary depends on the property price and loan amount. Generally, you must meet the Total Debt Servicing Ratio (TDSR) limit, which caps total monthly debt payments (including mortgage) at 55% of your gross monthly income. Propseeker can perform an affordability assessment to determine the minimum income needed for your target property.

Question 2

What should I do before upgrading from HDB to a private condo?

Accepted Answer

Before upgrading, secure financing by obtaining an In-Principle Approval (IPA) for your bank loan. Plan the sequence for selling your HDB and buying the condo, considering Additional Buyer’s Stamp Duty (ABSD) if applicable, and budget for all associated costs including stamp duties, legal fees, and agent commissions. Propseeker can help you map out the timeline efficiently.

Question 3

Do I need to consider Feng Shui when buying or upgrading my home?

Accepted Answer

Many Singapore homeowners value Feng Shui when purchasing or upgrading homes. This includes optimizing unit orientation, furniture placement, colors, and ensuring a clutter-free main entrance to promote harmony and positive energy (Qi). Propseeker can advise on basic Feng Shui considerations for your property.

Question 4

Is buying an Executive Condominium (EC) still worth it?

Accepted Answer

ECs are hybrid properties offering full condo facilities with initial HDB eligibility and price caps. They can deliver significant capital appreciation once fully privatized after 10 years. Propseeker can analyze potential EC investments based on your budget and goals.

Question 5

Are Executive Condominiums affordable now?

Accepted Answer

While EC prices have risen, they remain more affordable than private condos for eligible buyers due to government grants, lower entry prices, and income ceilings. Propseeker can assess which EC projects fit your financial situation.

Question 6

Should I upgrade from HDB to a private condo?

Accepted Answer

Upgrading requires a financial assessment including cash/CPF outlay, TDSR evaluation, and potential capital gains versus transaction costs. Propseeker provides personalized guidance to determine if upgrading is the right move for you.

Question 7

Are Outside Central Region (OCR) property prices too high?

Accepted Answer

OCR prices have increased due to high demand, limited new launches, and rising land and construction costs. Detailed financial planning and comparison are essential before purchasing. Propseeker can help identify suitable OCR options within your budget.

Question 8

How do I get started with property investment in Singapore?

Accepted Answer

Start by assessing your financial position, understanding loan eligibility, and identifying target property types. Propseeker offers investment guidance, helping you select properties with growth potential and plan purchases strategically.
